Q. If I am interested in buying a property,  what would be my first step?

A.  Contact us and we will set an appointment with you to go over all our services from finding the property, showing you the best areas to buy in, making the offer, setting up your financing, taking it through escrow and then pre-leasing the property at the end of escrow.

Q. Can I buy additional properties if I own rental properties now with financing the way it is?

A. If you own over 10 properties, you will need to seek alternate financing sources (e.g. seller financing) since most conventional lenders today will not lend to owners with more than 10 properties.

Q. Does Management One charge for their Certified Rental Analysis (CRA) detailing what the approximate rental rate would be before I buy?

A.No. We do not charge for this professionals service and you can definitely be assured that it’s a realistic rental rate and you’ll know it before you close escrow so that you won’t find yourself surprised and “upside down” financially.

Q. How about if the property needs to be repaired and fixed up before it can be rented.  How does that work?

A. Management One has a number of pre-qualified and pre-screened contractors and repairmen that will not only do the work but will give you an itemized breakdown of those repairs at fixed prices before they ever begin work on the property.

Q. Where should I spend most of my money on repairs, – on the inside or outside of the property? What is best?

A. With our experience in managing over 10,000 houses, we will be able to guide and advise you where to invest your dollars to get the most “bang for you buck” so your new investment will rent as quickly as possible.
